Cameron Kuhn buys Dyal-Upchurch building for $4.5 million

A story in the JBJ says their readers favor demolishing the historic Haydon Burns library. The JBJ polled readers and 54% said they want to see the building razed while 46% wanted to see it stay put. 256 people responded to the poll.

A post on the SPAR message board points out that historic homes in Springfield are appraising for less than their new construction neighbors. Although we don’t know if this is true or how wide the gap is, it will be interesting to follow. A reader comment on this topic.

It is standard across the industry for new construction to be more expensive than resale houses. The highest cost of a home is the labor, which on a new house was paid at current prices.

Since the new home is new, it is expected to not require repairs, etc. which also factors into the higher price. Plus, obviously a new home does not need ‘updating’ from out of style colors, wallpaper, etc.

Given the appreciation Springfield has experienced, no one really has much to complain about.

Appraisers are sometimes clueless to what is going on in a particular neighborhood. That is why it pays to watch the market closely and know if the comps the appraiser chooses are good ones. If you can make a solid case for a higher value, they often will adjust their report.
