7th Street condo rendering
Hot on the heels of the announcement of the new downtown infill project, Gallery Thirteen, Springfield has its own infill project in the works.
Springfield Restoration Group plans to build condos in Springfield on 7th Street, between Laura and Main. The project will consist of two buildings, each on opposite sides of 7th street.
The COAs went up this weekend so I headed down to the Florida Theater to see what I could find out about the project. These details are preliminary since the project hasn’t even been reviewed yet. The review will take place on May 24th.
- Both buildings will be 4 stories
- 15 units per condo
- About 1250 sq/ft per unit
- Prices will start around $200K
- Each condo will feature retail space
- Parking will be on the first floor

You mean the condo’s or my photo? LOL! Actually I think they look awesome. They have more of historic feel to them than some of the other condo projects planned for the area.
Looks it will be a great neighbor. I’m glad to see SRG take a stab at adding multifamily infill. Single family homes are nice, but if the neighborhood is to become vibrant, density must increase.
Its interesting to see that these prices are half the price of what the Lofts on Main are going for. What’s the catch?
I understand that they have similar plans for the old car lot they are using for thier base of operations now on Main St.
Wow, 4 stories on Laura and Seventh….The historic board wouldn’t even let 4 stories go on pearl…a commercial street.
Yeah, they made me provide an elevation showing how my 2 story project fit in with its commercial neighbors to the east and west.
I also remember a big debate the Springfield Design Review Committee had, regarding Lofts on Main’s height. Hopefully everything works out for the best. This site will be better utilized being multi-family, as opposed to single family.
Its also a good transition use from the low density residential area to the west and commercial area lining Main.
I think it’s getting to be too much. Springfield renovation was great (is great) when it’s the citizens doing it. But with all the contractors and developers moving in now like ravenous wolves, well, I just have my doubts. The area is going to end up looking “manufactured” rather than having the uniqueness that is/was Springfield.
That’s the natural, progression of things. Developers are wolves, it’s in their nature.
If there is money to be made they will sniff it out, build it up, and move on to the next big thing.
It’s inevitable. Luckily we have SPAR there to keep the developers in check.
As an aside, citizen redevelopment and restoration is great, but they can’t be soley responsible for the revitalization of Springfield. There is so much commercial space, it would be impposible for the citizens to do it all, nnd the City sure won’t do it. It is left up to the developers.
I guess I pretty much just threw Springfield to the wolves. Nice…
