what’s this going to be, joey? residential? looks really great.

The plan is for this to be mixed residential and commercial. Commercial on the ground floor and residential above.

As a side note, a friend of mine was looking at the permits and questions Craig’s assertion that the 8th and Pearl project should receive final building permits within three weeks.

He explained to me that the permit was very messy and confusing. “He had never seen anything like it.”

I’ll keep you up to date on this. In any event we should know or not in three weeks.

I think Craig is full of it to be honest.

I’m waiting for his feedback. He is analyzing the documents now.

Does he work in the building department?

If the address is 250 8th Street West, which it could very well not be, but if it is, the plan review comments from the building department were plentiful. More than I had ever seen for the first submission for a permit. To the point that the different review disciplines did not even finish the review. Instead they note “Not complete review. More comments may be added during second submission” which means at least they will probably have more comments to be addressed on the second submission because they are tired of looking at a bunch of nothing. Beyond that, a very important comment from Landscaping is to attach the original 10 set, which is basically the first thing anyone would do in order to get a commercial permit of this magnitude.

These plans were submitted on May 26, 2006 and had finished the first round of plan reviews on June 12, 2006, that is 12 WORKING days just to go through review. Then the plans were picked up on August 3, 2006 almost a month later. In my qualified professional opinion it would take two to three weeks just to address the first round of comments properly, then resubmit for another 12 working days (+/- three weeks) and there will probably be more comments to address and thus another 2-4 weeks for the third round.

With that said this is based on the address to the property being 250 8th Street West. If not what is the address?

Well, looking at the review comments, it seems that most of the issues are in the MEP category, some of which will be answered because the building is actually fully sprinklered instead of not sprinklered.

All of the comments, which you are bringing up have already been in the process of being answered if not finished, and more information has been included in the drawings for the second submission. Which will be either the end of this week or next.

I’d prefer not to see, “He explained to me that the permit was very messy and confusing. “He had never seen anything like it”” about a project I am working on and know exactly what is going on to be randomly posted on a blog…without a source attached to it.

Please note that comments were fully expected to be handed out on the project, and like I mentioned…work had already started on the drawings for the second submission.

If “qualified professional opinion” means you work for the building department, then I look forward to dealing with you directly in answering concerns or comments about this project instead of having to get information on an internet blog.

And you are working for the architectural firm designing the project?

And as the architect I assume that you know that #1 a COMPLETE code summary and code analysis is the most important feature to a set of commercial plans. Basically where an architect would start his / her design and then move on to the #2 Life Safety Plan arguably the second most important part of plan review.

Out of the 36 comments only 15 are from the MEP categories…roughly 41%, not nearly half, much less most. Not to mention that the MEP comments are so minor compared to the Building and Fire Marshal.

Look, I could care less when you get your permit or how much of a pain in the ass your plan review is going to be. I don’t work for the building department and would never want to. I just thought it was interesting that the owner was boasting about having a building permit in three weeks when the plan reviewers thought the plans were so lacking that they declined to even finish their review. They instead decided to spoon feed you comments.

I have requested Joey to post the related permit documents so that the public could see what we are debating about.

I don’t want to be out of line, just playing devils advocate.

I’m not going to get a pissing match with someone that’s not even telling me who they are dealing with, over the computer. If joey wants to post them fine.

It does seem you have some sort of personal vendetta against Craig, and you’re trying to get back at him by this.

If you think attacking a firm with over 30 years of experience, over this project will help you slam Craig, then by all means go ahead.

There were reasons why the code summary and life safety were left off, the issue has been corrected.

I was merely pointing out a fact over the phone, in private mind you, to Joey a long time friend. I’d be shocked if you had a building permit in hand in 6 weeks much less three. Then mobilization to the site. I don’t want the people to be misled on the time frame when it seems like the project has been strung out as it is.

I don’t live in Springfield and I don’t work for COJ. But you are mighty defensive for someone who has all the answers.

Let Joey post the facts and that will be that.

I don’t have all the answers, never have claimed too.

But, you seem to think there have been no changes to the drawings at all since March, and you’re basing all of your comments on those drawings. Do I think he’ll have permit in hand in 3 weeks, it will be a tough sell…its a mixed use 30,000 +sf building.

So let Joey post them, but please know that I’m not going to post our drawings answering those comments from June 14th.

Maybe I’m not following this properly, but June 12 to August 3 is almost TWO months later – not a month later.

Uturn, you are correct I left out the whole month of July. I got caught up with the debate.

Granted, the architectural firm can see these comments on-line as they come and plan on addressing them before they actually pick the plans up after review is complete. Maybe that is the case. I just thought the owner’s posts on SPAR were a bit premature. It makes it sound as though there will be a ground breaking in three weeks and I just do not see that as possible, they have their hands full with plan review. Refer to prior post about misleading people.

I for one would be surprised if a groundbreaking is taking place in 3 weeks.

We received the comments in mid June…we did not need to pick up the plans to start working on them. To say otherwise is also misleading people.

We do it that way all the time. It’s only efficient.

Let’s get over this, you’re doing your job, I’m doing my hobby, so sit tight, get your permit, and build shit.
It sounds like you have enough on you’re plate instead of playing on the internet. Address comments.

This all started by me saying no way…. 3 weeks. No way, and this is why. Don’t get defensive and twist it. Just handle your business.

Can’t we all just along? Anyone who has been involved in a high profile commercial project knows that designing, permitting, and getting built (In budget), is usually no cake walk. The owner/developer usually has an image to project and protect. Everyone looks to him to find out what is going on. I think that when Craig said the permit would be issued in three weeks, the architect would have corrected him, and who knows, maybe they did? In Jason’s writing (Who obviously works for the architectural firm) he writes that he did not think that the permit would be issued in three weeks. If you look online, you will see that the permit has been issued and just 32 business days from Craig’s comment. If I was Craig and the plan review was truly as bad for this project as the posts above say it was, I would have to give the architectural firm huge kudos for getting the permit issued this fast.
Now, just because a building permit has been issued, does not mean that construction starts on Monday morning. So here is the real question; now that a permit has been issued, when will construction start………or will it?
