Podcast Episode #16: Update on 3rd and Main (8:23)
Bill Cesery gives an update on the progress of the 3rd and Main project in Springfield. This development will be an extended stay apartment building for patients at Shands Proton Therapy Unit. Get all the details on the grocery store, new retail space and parking. Bam! Street View of 3rd and Main.
I think the City should start running the trolley up Main Street, down 8th past Shands and back down Broad into Downtown. It could serve the Springfield community and Shands, moving people between 3rd and Main, the new Walgreens, Shands and the City Market Uptown (I made that name up). Think about it.
That would be a nice loop! I even made a map so the city could see what I’m talking about. Proposed Springfield Trolley Route.

UPDATE
- He expects the project will be finished by March 2009.
- This is a 6 million dollar project and is the first new build on Main St. in over 40 years. Both Mr. Cesery and SPAR hope it will spur on a flurry of commercial activity for Main St.
- His first commercial tenant will be a market and deli. After that he will still have another 4000 sq ft. available for goods and services.










JTA is already planning the Uptown Springfield trolley route for implementation in late 2009. I think they looked at a loop, but found the route down the west side of the neighborhood adding time and lacking in reasons to stop.
I believe the route is planned to be an out-and-back up Main to W 8th and Shands, then back the same way. This will increase the frequency (decrease wait times to 15 min or less) at stops on the main commercial corridors.
Combined with JTA’s streetcar feasibility, which will likely be the transit mode Springfield ends up with, they are finally getting it right up here. Now, if they could only make it happen tomorrow!

For some reason, I can’t get the podcast to play on my computer. What type of space is indicated on the first floor plan image? From the design, it looks sort of like a bar or deli. Is this the specialty grocery market or another retail tenant?
Nevermind, its playing. Thanks for the update. Hopefully this project will spur more development along Main Street, Springfield’s final frontier.
Hopefully it will spur you to finish your dumb “urban infill” project across from Shantytown.
If you willing to pitch in a little money, I could finish it faster. If not, we’ll continue to work on getting it completed regardless of Cesery’s project.
How many instantly successful developments have you build in resurgent areas, there Johnny? During a soft real estate market no less.
As a nearby neighbor to this development, I look forward to its completion, but no matter how quickly it happens, its better than the empty overgrown lot that was there before.
Lake has dedicated so much time and effort to this city and this community that most people cant even begin to understand. So back off.

it’s still a crap development that will amount to nothing positive for the area regardless of what you say. wait and see.
Harsh words. Johnny and Syd would be proud. Actually, those units opposite Shanty will look great, and go up as soon as this market stops bleedin, which could coincide with Main St. finishing up. “It’s the economy, stupid” said Bill. Obama can say the same thing.
The long trolley route would have one problem . . . picking up patients for visits to Shands, Proton, VA, Walgreens along Main St., then not bringing them back home. Which would mean no one would use the trolley. Maybe if the trolley is successful, some doglegs could be developed to service State Health, Bethel, Karpeles as well.
Trolley route can’t stop at the front door of EVERY employer/destination site in/near the historic district, and still keep reasonable schedules.
I believe the major destinations (incl 3rd & Main, and 2-3 stops at UF/Shands/PTI complex) have stops planned. A stop at 1st & Main will serve Karpeles and Bethel. Keep in mind these 2 places are also only 1 block from the Rosa Parks station.
This route does not just service Springfield, but goes into downtown also, so patients, employees, AND residents can get to the downtown library, restaurants, the river, Florida Theater, MocaJax, the TU Center, other downtown highlights, and other transit options without getting in a car.
It’s also going downtown so the workforce down there will be able to come up and patronize Springfield’s commercial corridors (when the businesses open! ;-)
