So, if Jacksonville had the same population, do you really think I-95,I-295 could handle traffic as well as Atlanta's I-285 perimeter does? Jax metro has 1.6 mil while ATL has 5.6 million. While traffic sucks at choke points, I tend to not be a lemming and live where the traffic is bad. I live on I-20 and am close to those hipster enclaves you mention, and I am in the perimeter so downtown is not far.

I don't see how you can say Atlanta has sprawl, but forget Atlanta. my point was Jax should allocate some part of town where they build up, not out much like the Europeans who value every inch of land they have because of the lack of estate. Those types of neighborhoods just seem cozier, like Inman Park in Atlanta. Restaurants, coffeeshops, comedy clubs, bars, parks all within walking distance of your condo or townhome.

Yes, some people won't like living in condos or townhomes, but Jacksonville has plenty of landmass to not make it a horrible version of miami.

I suppose it is possible to spend your time in Atlanta biking around one of several affluent hipster enclaves, where the condos and strip malls have been designed to invoke a modern urban aesthetic...but they remain,sprawlingly, condos and strip malls amongst a terribly congested highwayopolis.

Wow, they're developing Jacksonville... I never thought I'd see the day. My brothers still live down there, but I've moved on to Atlanta.

The problem I see with Jacksonville is the urban sprawl. I think that TOD *sounds* like a good idea, but the parking thing sounds odd. From what I gather the point of TOD is to encourage other forms of transit, otherwise it's not a TOD?

But anyways, it sounds like Jacksonville officials are just starting to realize that they should start to build up, not out. There are no real tight knight communities like there are in Atlanta where art and culture are in the foreground. Everyone has to drive to where they want to be such as the slowly developing Five points. I think if they put the prime real estate like areas near the Pearl, Springfield, and other upcoming areas you could bike somewhere cool instead of having to drive. There really needs to be more of that.

Anyone, ANYONE, care to tackle the untold story of the Paul Harden PUD for Jackson Square (on Philips) that is currently riding in the HOV lane through Planning/LUZ/City Hall? This 900 unit residential + retail/commercial development is being sold as a TOD, with NO TRANSIT THERE. They're asking for 1/2 the parking req'd for a development of this size, with the rationale that "it's a TOD...our residents won't need cars!" THERE IS NO TOD! They will need cars! And those cars will soon be zooming through small neighborhood streets that can't handle the volume today. Also, there is an ACTIVE railroad crossing right at this location -- that train noise will 1) bounced off the six-story bldgs back into these small neighborhoods that already have to deal with existing train noise, 2) drive potential renters away: who in their RIGHT MIND will rent an apartment RIGHT BESIDE AN ACTIVE CROSSING? Harden is schmoozing his Council and Planning Commission buddies as we speak...greasing this lame PUD application straight through. The neighbors need HELP! They need the city to wake up and think about the impact of a massive development like this. The schools that kids from this apartment complex would go to CAN'T HANDLE any more kids....the streets can't handle any more cars, much less the parking that Harden wants to put on them (as opposed to, say, IN HIS DEVELOPMENT). Arrrgh. HELP!
