I don’t see how you can say Atlanta has sprawl, but forget Atlanta. my point was Jax should allocate some part of town where they build up, not out much like the Europeans who value every inch of land they have because of the lack of estate. Those types of neighborhoods just seem cozier, like Inman Park in Atlanta. Restaurants, coffeeshops, comedy clubs, bars, parks all within walking distance of your condo or townhome.

Yes, some people won’t like living in condos or townhomes, but Jacksonville has plenty of landmass to not make it a horrible version of miami.

I suppose it is possible to spend your time in Atlanta biking around one of several affluent hipster enclaves, where the condos and strip malls have been designed to invoke a modern urban aesthetic…but they remain,sprawlingly, condos and strip malls amongst a terribly congested highwayopolis.

The problem I see with Jacksonville is the urban sprawl. I think that TOD *sounds* like a good idea, but the parking thing sounds odd. From what I gather the point of TOD is to encourage other forms of transit, otherwise it’s not a TOD?

But anyways, it sounds like Jacksonville officials are just starting to realize that they should start to build up, not out. There are no real tight knight communities like there are in Atlanta where art and culture are in the foreground. Everyone has to drive to where they want to be such as the slowly developing Five points. I think if they put the prime real estate like areas near the Pearl, Springfield, and other upcoming areas you could bike somewhere cool instead of having to drive. There really needs to be more of that.
